Chapter 5 Amendment effective from 13 May 2024 (TOD SEPP) has arrived!
Where: The amended Planning Controls apply to 37 train stations and to sites within a 400m radius of the station.
What: Controls for sites within a 400m radius of a station
are amended to:
•Allow residential flat buildings in residential zones.
•22m building height for residential flat buildings.
•Floor Space Ratio (FSR) or 2.5:1.
•21m Minimum lot width.
•No minimum lot size requirement.
•2% mandatory Affordable housing contribution for these developments.
•Apartment Design Guide (ADG) is the go-to document for residential flat building design standards.
